PROBLEM: The grade near the home was negative, or sloping toward the home. In some places the grade was flat. This caused and enormous amount of water to pool up near the home and cause hydro-static pressure to build up on the foundation walls.
Hydro-static pressure on foundation walls can lead to cracks and bowing in the foundation.
SOLUTION: The Lenexa homeowner opted to hire us to raise the grade as much as we could. There was about 6″ – 8″ of exposed foundation available for us to raise the grade, which still allowed us to leave it 2″ short of the homes exterior siding.
Before we brought in dirt to raise the grade, we laid down a heavy duty layer of poly plastic sheeting. This was done to help divert water away from the foundation during heavy rain events.
We also installed a french drain. This is essentially a 4″ perforated drain tile placed in and around gravel to help manage the water that gets near the foundation.
The final picture shows that we also placed some decorative rock on top.
